This tract has a good stand of approx. 3 year old planted pine on approx. 335 acres. The site index per NRCS data is 85 over most of the acres. The boundaries are well-marked. You will grow a nice pine crop and be able to hunt the tract or generate additional hunting lease income. Most of the tract is high rolling ground.
The remaining 65 +/- acres along the west side are in a creek bottom that will offer some duck shoots and great spots for bow hunters. The tract is surrounded by thousands of acres of timberland and creek bottoms providing excellent wildlife habitat.
There are numerous interior roads and trails to allow you get all around the tract and provide many options for deer stand locations. There are a few SMZ (stream management zones) areas along drains between the ridges that also provide great spots for deer stands.
The access is along two roads from the south end off Hwy 151. One is a rocked gas company road. The sellers believe they have a deeded access, but if not, can likely obtain a deeded access along these roads that have been used for decades.
There is a hunting lease on the tract in place through the 2021-22 season.
